Located on the original 102 Atkins Road site, construction is completed on these nine "ENERGY STAR HOMES."  The slideshow below shows street views from April 2018 to March 2020. This new home build is now a lovely neighborhood street.

UPDATES

Completion!  Finally, at the end of the seven home build on Trenchard Place, we are looking down the newly created street in View Royal to see the homes with 2 Trenchard being the closest and 26 Trenchard being the one at the far end.

All of these homes have an R34 in the basement walls with the concrete part being an R22 formed from using ICF blocks plus R22 Ruxol in the cavites of the framed portion from the top of the concrete to the bottom of the main floor joists. Added to this is an R12 fiberglass batt that further insulates the area in the furring walls to which the vapor barrier and the drywall is attached. All cavities are insulated with the R22 Ruxol, a higher rated insulation than pink fiberglass, in all walls of the main and upper floors. All headers and floor joists box ends were foamed in order to provide another layer of air infiltration and insulation.

Message being, these homes were built far above existing building code that was in effect when permits were given.

2019: You can see a view of 6 homes on Trenchard Pl. getting ready to have the siding installed. Tyvek wrap is used on the exterior, a major source in substantially reducing air infiltration or in other words stopping unwanted cold air and moisture from entering the home. The idea with the wrap in its design and roll dimensions allows for the product to be installed minimizing joints.

Further you can see the ½” treated wood strips which form a cavity between the siding and the Tyvek. The purpose of this cavity, allows moisture which may penetrate the siding, a place to flow down the paper and exit at the bottom of the rain screen through the bug screen. The bug screen at the bottom of this cavity also stops insects from accessing the space. Also this space actually adds R value to the wall structure as much as R1.

October 10, 2017: Regarding lots 1-2-3-4 the committee of the whole reviewed the request for the height variance last night. The final decision will be made at the next council meeting on October 17, 2017. We are still waiting for the permits to be issued for lots 5 & 6, however, we are moving forward with them by installing the forming for the footings so that we can pour them as soon as permits are issued. Still waiting to complete blasting on lot 7.

October 18, 2017: On October 17, 2017, the Town of View Royal council approved our variance allowing the height adjustments required for lots 1-2-3-4.
