Custom Home at 1540 Montgomery

Constructed in 2017 this custom home was built to an "ENERGY STAR" level. The insulation level was enhanced on the exterior walls by adding an R5 ridgid board. Not only does this increase the Rvalue of the insulation already existing in the wall cavity, it also insulates areas that are in the wall assembly which typically have no Rvalue, such as the studs, posts, beams etc. In the attic we enhanced the Rvalue required by code by adding an additonal R20 to the R40 required. Heated by a boiler controlled in floor hot water system which also supplies the homes hot water requirements all a part of keeping the costs of living in this magnificient home down as low as possible. This high quality home with its high ceilings, open concept kitchen-dining room and living room, six bedrooms and five bathrooms will be a pleasure to live in for many years.

October 10, 2017: Regarding lots 1-2-3-4 the committe of the whole reviewed the request for the height variance last night. The final decision will be made at the next council meeting of October 17, 2017. We are still waiting for the permits to be issued for lots 5 & 6, however, we are moving forward with them by installing the forming for the footings so that we can pour them as soon as permits are issue. Still waiting to complete blasting on lot 7.

October 18, 2017

On October 17, 2017 Town of View Royal council approved our variance allowing the height adjustments required for lots 1-2-3-4.

SELWYN-MILL HILL

This 11 home sub division on the corner of Selwyn and Mill Hill is nearing completion with only 4 homes still available. With the dedication of half of the property to wild life park and river preservation we created a wonderful nature setting for these homes to enjoy nature and all the quiet enjoyment families have come to desire. True to our nature we even had the cedar trees from this site milled and used the product for all the fencing that now exists on the site. Victoria Home Builder Professional.

Timber View

This home at 1127 Timberview is a design that we used for four custom homes on Latoria Walk. Side entrances allowed for a magnificient custom made solid oak staircase with open risers which rose up to the third floor producing a unique and open look for the entrace way. All five homes had suites at the back on the lower level which opened onto a patio in the back yard. All of these meticulously built homes had open concept center floor containing the kitchen-dining and living room and a huge media room at the opposite end of the floor. The master bedroom stood alone with adjoin walk in closet and ensuite. High ceilings throughout and Brazilian hardwood floor on all levels.
